By December 2025 its 3,083 homes were 99% sold and 1,278 handed over; the last buildings are due by 2028. Most homes now change hands on resale, and the completed buildings are let.

Questions
Yes. The developer sells Maryam Island freehold to all nationalities, under Sharjah Law No. 2 of 2022 and the Executive Council decision of 1 November 2022, which opened full ownership in the emirate’s development areas with no time limit.
Little. The island was 99% sold by December 2025. In October 2026 Property Finder showed developer units only in Crystal Tower 2, Topaz, Jawaher phase 2 and Noor. Everything else is resale, including off-plan homes resold before handover.
Median asking prices on 25 October 2026 (Property Finder): studio AED 482,500, one bedroom AED 808,038, two bedrooms AED 1,242,429, three bedrooms AED 1,824,103, four bedrooms AED 2,750,000. Floor, view and building move them a lot.
Median asking rents are about AED 55,900 a year for one bedroom, 80,100 for two and 110,000 for three (Property Finder, October 2026), which puts gross yields at about 6 to 7%. No yield is guaranteed: ask for the rents achieved in your building.
The registration and transfer fee at SRERD, reported at 4% and cut to 2% during the ACRES property fairs, the agent’s commission on a resale, and yearly service charges. Confirm the current fee and who pays it before you sign.
A property, or several, worth AED 2 million or more can qualify you for a UAE Golden Visa. The federal portal lists a five-year term for real estate; rules for off-plan or mortgaged homes are set by ICP. Check your case with ICP before you buy.
Off-plan sales in Sharjah fall under Executive Council Resolution No. 34 of 2018, and each Maryam Island factsheet names the project’s own bank account for payments. Pay only into the account named in your contract.
